Lifetime Seamless Siding for Dallas-Fort Worth
Lifetime Siding: Install It Once, Skip the Repaint Cycle
Lifetime siding is siding you buy once: a steel core that won’t rot or crack, a factory PVDF finish that holds its color without repainting, full-length seamless panels with no joints to fail, and an installation backed by a lifetime material and workmanship warranty. Here is what that means for a Dallas-Fort Worth home, and what it costs over 30 years.

What Makes Siding Last a Lifetime in Texas?
Four things have to outlast you: the core, the finish, the joints and the installation. If any one of them fails, you are back on a repair or repaint schedule, no matter what the brochure promised.
- A core that can’t rot or crack. Galvanized or Galvalume-coated steel doesn’t absorb water, swell, feed termites or turn brittle in UV the way wood, hardboard and vinyl can.
- A finish rated for Texas sun. PVDF (Kynar 500-type) coatings hold color and resist chalking far longer than standard paints. That is what lets you skip the repaint cycle.
- No joints to fail. Seamless panels run the full length of each wall, so there are no butt joints to open up, leak or need re-caulking.
- An install that lets steel move. Slotted fastening, room at the trim, fresh house wrap and flashed openings keep the wall tight through 100-degree afternoons and hard freezes.
We back the result with a lifetime material and workmanship warranty that transfers to the next owner; coverage, exclusions and claims are explained on our Lifetime Warranty page. The product itself, including how panels are formed on site, is covered on our seamless steel siding page.
What Siding Lasts the Longest?
Brick and stone veneer outlast any siding, which is why so many DFW homes use masonry on the first floor. Among sidings, steel with a PVDF finish lasts the longest with the least upkeep, followed by fiber cement, with vinyl and wood well behind in Texas sun.
Look at most North Texas builder homes from the last 40 years and you will see brick on the lower walls and siding on the gables, second-story walls, dormers and chimney chases. Those are the hardest places to reach with a ladder and a paintbrush, and the most exposed to sun and hail, which is exactly where a lifetime material earns its keep.
Vinyl is often rated for 20 to 40 years, but UV fades and embrittles it, so sunny walls often fall short of the top of that range. Fiber cement boards last a long time when the paint and caulk are kept up. Wood and hardboard struggle with humid summers and termites. Our siding types comparison covers each material in detail.
What Does Siding Cost to Own Over 30 Years?
Seamless steel costs more than vinyl on day one, but over 30 years in DFW sun it is often the cheaper siding to own, because it skips the repaint cycle and is far less likely to need a second installation. The table uses typical 2026 installed prices for about 2,500 square feet of wall, in today’s dollars.
| 30-year view | Vinyl | Painted fiber cement | Seamless steel (PVDF) |
|---|---|---|---|
| Typical installed price (2026) | $3.50-$9.50 per sq ft | $5-$14 per sq ft | $5.50-$14.50 per sq ft |
| Day-one cost, about 2,500 sq ft of wall | $8,750-$23,750 | $11,250-$35,000 | $13,750-$36,250 |
| Repainting over 30 years | None; usually replaced, not painted | Repeated repaint and re-caulk cycles | None scheduled |
| Re-siding within 30 years | Possible: rated 20-40 years, shorter in full sun | Unlikely if paint is maintained | Not expected |
| 30-year total, today’s dollars | $8,750-$47,500, depending on one replacement | Day-one cost plus every repaint | Day-one cost plus routine rinsing |
To finish the fiber cement column, get a local painter’s quote for your house and multiply it by the repaints you expect in 30 years; on a two-story home that is a significant recurring cost. Figures are typical 2026 cost-guide ranges, not quotes, and leave out inflation and financing.
Is Maintenance-Free Siding Real?
Not entirely, and anyone promising maintenance-free siding is overselling. Low-maintenance is the honest term: seamless steel needs a rinse and a quick look once a year, not a paint crew.
What does yearly care look like for steel siding?
- Rinse off dust, pollen and sprinkler overspray with a garden hose.
- Check sealant at windows, doors and wall penetrations.
- Walk the house after any hailstorm and photograph each wall.
- Touch up any scratch deep enough to show bare steel.
Compare that with what vinyl and painted boards ask of you in North Texas: replacing warped or hail-cracked panels, scraping and repainting the sunny walls, and chasing failed caulk at every butt joint.
Why Does Texas Weather Age Siding So Fast?
Because DFW stacks nearly every aging force into one year: intense UV, long stretches of triple-digit heat, hard freezes, humidity and hail. Siding rated for decades in a mild climate can show its age much sooner here.
Summer UV index readings of 9 to 10 break down plastics and ordinary paint. DFW averages about 20 days a year at or above 100°F, with a record 71 in 2011, and it swings to the other extreme too: in January 2024 the region stayed at or below freezing for 89 straight hours. Each swing expands and contracts the wall and works at joints and caulk. Average humidity near 62 percent feeds mildew on shaded walls, and Dallas sees roughly 10 to 20 hail events in a typical year. A lifetime siding has to handle all of it, which is why we treat the finish, the joints and the fastening as one system.
When Does Lifetime Seamless Siding Make Sense?
It makes the most sense if you plan to stay a decade or more, your walls are hard to reach or fully exposed to sun and hail, or you are simply finished with repainting.
- Staying put: the longer you own the house, the more the skipped repaints and replacements pay back.
- Selling soon: a transferable warranty helps at resale, but if you are moving within a year or two, weigh a repair or a lower-cost material on our siding services page.
- Whole-exterior projects: pair it with lifetime roofing and steel soffit and fascia so the entire envelope runs on the same low-maintenance schedule.
- Still deciding? The siding FAQ answers quick questions, and our design and process page shows colors, profiles and what happens on install day.
Lifetime Siding Questions
Do you ever have to paint steel siding?
Not on a schedule. A factory PVDF (Kynar 500-type) finish is baked onto the steel before it is formed and is designed to hold its color and resist chalking for decades, so there is no repaint cycle like there is with painted wood or fiber cement. You can choose to paint steel later to change its color, but talk with us first, because painting over the factory finish can affect the finish warranty.
Is lifetime siding worth the cost?
It usually is if you plan to stay. Seamless steel typically costs $5.50 to $14.50 per square foot installed in DFW as of 2026, versus $3.50 to $9.50 for vinyl, so you pay more on day one. Over 30 years, skipping repaints and avoiding a second vinyl installation often closes that gap. If you are moving within a year or two, a repair or a lower-cost material may be the better call.
What does a lifetime siding warranty cover?
It depends on whose warranty it is. A manufacturer’s finish warranty typically covers fade and chalk within set limits and is often prorated, while a substrate warranty covers the steel itself. Our lifetime coverage includes both the materials and our workmanship, and it transfers to the next owner. What is covered, what voids it and how claims work are spelled out on our Lifetime Warranty page.
Will lifetime siding coverage transfer if I sell my home?
Yes. Our lifetime material and workmanship warranty transfers to the next owner, which gives buyers and their inspectors a documented answer about the exterior. Keep the warranty paperwork and project photos with your home records, and see the Lifetime Warranty page for how a transfer is completed.
What happens if hail dents a lifetime steel panel?
Usually nothing urgent. A dent in steel is typically cosmetic and the wall stays sealed. If a course is damaged enough to replace, we form a new full-length panel on site in the same finish, and because PVDF fades so slowly it generally blends in. Hail is a storm event rather than a product defect, so it is normally handled through homeowners insurance; check your wind/hail deductible and any cosmetic-damage language.
Does lifetime siding add insulation?
Steel itself is not an insulator, but the wall system can be improved. An optional contoured foam backer fills the space behind each panel, adding insulation and stiffening the steel against dents. Lighter and cool-pigment colors reflect more sun, and fresh house wrap reduces air leaks. Together they help a DFW wall in summer, though actual energy savings depend on your walls, attic and HVAC.
