From Design to Final Walkthrough: Our Siding Process

Every Texas Metal Panels siding project follows the same nine steps, from a free inspection and color design to tear-off, flashing, on-site panel forming and a final walkthrough with you. Installation typically takes a few days for the gables and upper floor of a brick home and one to two weeks for a full re-side.

How long does a siding project take from first visit to finished walls?

Typically three to six weeks end to end, of which only a few days to two weeks are spent installing. Most of the calendar goes to design decisions, HOA review and material lead time.

How do you choose siding colors and profiles for a DFW home?

Start from what will not change, your brick or stone, roof color and HOA palette, then choose a profile and color that work with them. Confirm the choice with full-size samples against your actual brick in both morning and late-afternoon light.

How do you match siding to brick?

Do not try to match the brick itself. Pick up its mortar color or its quietest undertone instead: warm grays and greige with red and orange brick, soft whites and taupes with buff and tan, deeper charcoals with gray or painted brick. Trim, soffit and gutters then tie the two together.

Which siding profile suits your house?

Horizontal lap is the safe choice on traditional DFW brick homes. Board and batten suits the farmhouse and modern styles in newer subdivisions and makes a tall gable look intentional. Dutch lap adds a deeper shadow line, and a shake profile can set off a single front gable.

Which siding colors hold up in Texas sun?

Lighter colors stay cooler and hide fade best. Dark colors look sharp but run hotter and show any fade, so we recommend them only on steel with a PVDF (Kynar 500) finish. The difference is real: on side-by-side metal roofs, a standard SMP finish has looked visibly faded at eight years while a Kynar finish still looked new.

Does your HOA or city have to approve new siding?

Your HOA almost certainly does if you live in a subdivision built since the 1990s, while city permits depend on the city and the scope of work. Texas Property Code §202.011 protects certain impact-resistant and energy-efficient roofing shingles, not siding, so the architectural committee has the final say on siding color and material. We assemble the submittal: color chips, a sample, spec sheets and the photo mockup. On the city side, we check whether a permit is needed for re-siding or for any sheathing or framing repairs, and we pull it when it is.

What are the steps of a siding installation?

We follow the same nine steps on every house, whether we are re-siding two gables or the whole home.

1. Free inspection and measurements

We measure every wall, probe soft spots, look behind failed hardboard and check the window sills. We also look for clay-soil movement, such as stair-step brick cracks, trim gaps and sticking doors, and tell you if a foundation evaluation should come first.

2. Design and written estimate

You choose material, profile and color with samples in hand, then receive an itemized estimate. Agreements signed at your home include the three-day right to cancel that Texas law requires.

3. Approvals and ordering

We submit to your HOA, pull any permit, and order steel coil, trim and flashing in your color.

4. Site protection

Day one starts with tarps over beds, covers on AC condensers, protection on any roof below the work, and the roll former and dumpster staged in the driveway.

5. Tear-off and repairs

We remove the old siding down to the sheathing and photograph what we find. Rotten sheathing is replaced at the unit price in your estimate, never as a surprise. On mid-century homes with cement-shingle siding, we have the material tested for asbestos before anyone cuts it.

6. House wrap and flashing

A water-resistive barrier goes on shingle-fashion, with taped seams and flashing tape around every window and door. We add kick-out flashing where a roof meets a wall, a common leak point on DFW two-stories, and a metal flashing where the siding meets the brick below.

7. On-site forming and panel installation

Our roll former turns flat coil into panels cut to the exact length of each wall, so long runs go up without lap joints. Panels hang with fasteners centered in slotted hems, never driven tight, so they can expand on a 100-degree afternoon and move with the frame. For the product itself, see seamless steel siding.

8. Trim, soffit, fascia and sealing

Corners, window trim and J-channel go on in matching colors, with room left at joints for movement and flexible sealant at every seam. If your soffit and fascia are worn, this is when we replace them.

9. Cleanup and final walkthrough

We clean up daily and run a magnet across the yard and driveway for stray fasteners. At the end you walk every wall with your project manager, we finish the punch list, and we register your lifetime warranty with photos of the work.

What happens to your old siding?

We haul it away, and disposal is included in your estimate. Scrap steel and aluminum go to a metal recycler; vinyl, hardboard and fiber cement go to the landfill. We rarely install over old siding, because an overlay hides rot and traps moisture; our siding FAQ covers when it can work.

How does DFW weather shape the installation schedule?

We plan around spring storms, summer heat and the occasional hard freeze. May is DFW’s wettest month, at roughly 4.9 inches on average, and thunderstorms can drop 1-2 inches an hour, so we never leave a wall stripped or unwrapped overnight when storms are forecast. If the job follows a hail claim, we photograph the damage and wait for your adjuster’s inspection before any siding comes off. On 100-degree days crews start at first light. Sealants and flashing tapes have temperature limits, so during cold snaps like January 2024, when DFW stayed at or below freezing for 89 straight hours, we pause until conditions are workable.

What does a siding project cost, and what is included?

As of 2026, typical installed prices are about $5.50-$14.50 per square foot for seamless steel, $5-$14 for fiber cement and $3.50-$9.50 for vinyl; our siding types guide compares them in detail. Every estimate we write includes:

  • Tear-off, haul-away and disposal
  • House wrap, flashing tape, kick-out and brick-line flashing
  • Panels, trim, corners and flexible sealants
  • Permit and HOA submittal where required
  • Daily cleanup, magnetic sweep and warranty registration

Sheathing repair is the one variable, so it is unit-priced in writing before work starts.

Is a repair, a partial re-side or a full re-side right for you?

A repair fits limited damage when matching material is still available. A partial re-side fits brick homes where only the gables and upper walls need work, and a full re-side fits fully sided homes or siding that has failed everywhere.

Do I need to be home during siding installation?

No. Most homeowners go to work as usual. We need gates unlocked, an outdoor outlet, cars out of the driveway for the roll former and dumpster, and pets kept inside, and your project manager checks in with you at the end of each day.

Is house wrap required under new siding?

Yes. The residential code that DFW cities have adopted requires a water-resistive barrier behind siding, and it is the layer that actually keeps rain out of the wall. We lap it shingle-fashion, tape the seams and flash every opening before panels go on.

Can I see siding colors on my house before I buy?

Yes. We bring full-size samples to hold against your brick in morning and afternoon light, and we can mock up your chosen color and profile on a photo of your house so you and your HOA can see it before anything is ordered.

Can seamless siding be made in any color?

It can be made in any color on the coil manufacturer’s chart, which covers whites, neutrals, earth tones, darker shades and wood-grain textures. Truly custom colors are rarely practical for a single home, so we help you choose the closest stock color.

What happens if you find rot behind the old siding?

We stop, photograph it and show you before replacing anything. Sheathing repairs are unit-priced in your estimate, so you know the cost in advance, and we fix the cause, usually a missing or failed flashing, so the rot does not come back.
