What should you do in the first 24 hours after roof storm damage?

Stay safe, stop the water from spreading, photograph everything and report the damage to your insurer before anyone removes materials. Then get a temporary dry-in if water is coming inside.

  1. Stay off the roof, away from downed lines, and out of any room where the ceiling is sagging with water.
  2. Photograph inside and out before cleanup: hail beside a coin or ruler, dented gutters, AC fins, window screens and vehicles. Adjusters use this collateral damage to gauge a storm.
  3. Report the loss to your carrier promptly. Your policy sets the deadlines and your duties after a loss.
  4. Get a temporary dry-in and keep every receipt. Policies generally expect you to protect the home from further damage.
  5. Do not sign anything on the porch. Read the storm-chaser red flags below first.

How fast can you tarp a roof after a storm?

Active leaks go to the front of our schedule. After a widespread storm we triage by who has water coming in and give you an honest arrival window when you call (469) 569-3956. Our emergency tarps run over the ridge and are fastened through wood battens so the next gust cannot get under them. On metal roofs we seal the failed seam, fastener or flashing directly when it is safe, instead of adding holes for a tarp, and you get photos of the temporary repair for your claim file.

How do I know if hail damaged my roof?

Hail damage is usually invisible from the ground and rarely leaks the same day, so the clues are on the roof and around the yard. Dallas sees roughly 10 to 20 hail events in a typical year, and spring outbreaks such as March 2025 (105 mph straight-line winds in Haltom City, a brief EF1 tornado in Irving) add wind damage to the list. Any of these signs is worth an inspection:

  • Shingles: dark spots where granules were knocked loose, soft bruises, cracks, and granules piled at downspout outlets
  • Metal roofs: dents in panels, ridge caps and flashing, chipped paint, and loose screws on exposed-fastener panels
  • Wind: creased or lifted tabs, missing shingles, peeled ridge caps and loose drip edge
  • Around the house: dented gutters and downspouts, damaged AC condenser fins, torn window screens
  • Inside: new ceiling stains, damp attic insulation, daylight through the decking

Repair, partial replacement or a new roof?

Repair when the damage is isolated and the roof is otherwise sound. Replace when damage spreads across slopes or the roof is near the end of its Texas life. Here is how we usually call it:

Can a metal roof be repaired?

Yes, and it is work many DFW roofers will not take on. Metal roof leaks typically trace back to aging screw washers, failed sealant at trims and penetrations, or flashing that was never detailed for thermal movement.

Rubber-washer screws on corrugated and R-panel roofs typically need attention after 10 to 15 years of UV and heat cycling; we replace them with new, oversized washered fasteners. On standing seam roofs we can unseam and replace a single damaged panel, re-detail a leaking trim, or fit a pipe boot made for metal. Dents that still shed water are usually cosmetic, and oil canning (waviness in flat panels) is a trait of the metal, not a leak.

Should you file an insurance claim for roof damage in Texas?

File when the storm damage is real and the fix clearly costs more than your wind/hail deductible. We inspect first so you decide with facts, and we never promise what your carrier will pay.

Texas wind/hail deductibles are usually 1% to 5% of dwelling coverage, with 2% the norm in North Texas. On a $450,000 dwelling, 2% means $9,000 out of pocket, and the statewide average wind/hail deductible is about $7,761. Many hail repairs cost less than that.

What do insurance adjusters look for?

Functional damage that lets water in or shortens the roof’s life, consistent with a specific storm date. We meet your adjuster on site with our photos, measurements and an itemized scope so nothing is missed. Two policy details trip up DFW homeowners: cosmetic-damage exclusions, which can leave dents that do not leak uncovered (metal roofs are the classic case), and actual cash value (ACV) schedules on older roofs. On replacement-cost policies the first check is usually the ACV amount, recoverable depreciation follows once the work is complete, and Texas insurers may ask for proof that the deductible was paid.

How do you spot a storm chaser after a DFW hailstorm?

Watch for pressure, cash and shortcuts. The Texas Attorney General’s office warns about the same red flags after every major storm, and in plain English they are:

  • An uninvited knock right after the storm, often from a crew with no local address
  • “Leftover materials” from a job down the street
  • Pressure to sign today, or a demand for cash or full payment up front
  • A request to sign your insurance check over to them
  • An offer to waive, rebate or absorb any part of your deductible, which has been a crime in Texas since September 1, 2019 (HB 2102)
  • A contract signed at your home without the three-day cancellation notice Texas Business & Commerce Code Chapter 601 requires

The AG’s advice: get more than one written estimate, let your adjuster inspect, check references and BBB history, never pay in full in advance, and report suspected scams to the consumer protection hotline at 800-621-0508.
